What we check during a London inspection
An inspection is a practical starting point when you can see mould but do not know what is feeding it. We examine the affected rooms, ask when the problem appeared and look for patterns around windows, external walls, bathrooms and concealed spaces that may need closer investigation.
London housing presents particular clues. A Victorian terrace in Haringey may have cold corners or a building defect, while a rented flat in Newham may have weak bathroom extraction or moisture entering from another part of the building. In Kensington and Chelsea conversions, the history of alterations can help explain where condensation gathers.
Our inspectors use observations and moisture readings, with thermal imaging where useful, to distinguish likely condensation risks from leaks or other damp sources. A musty smell alone does not prove hidden mould. If an area cannot be assessed without opening up or sampling, we explain that limitation and recommend the appropriate further checks.
You receive an explanation of the findings and the priorities for fixing the problem, rather than a recommendation to treat every surface. If you need a formal written survey report for a property decision or maintenance record, tell us when booking so the correct scope can be agreed.
London landlords should investigate reported damp and mould without assuming it is caused by tenant behaviour. Social landlords must also consider the response requirements under Awaab’s Law. An inspection helps identify the issue, but arranging a visit does not pause statutory deadlines or establish legal compliance.
