Damp & Moisture Investigations

Recurring mould is usually a symptom, not the actual problem. We investigate condensation, penetrating damp, leaks, and moisture ingress to find the root cause before it’s treated.

Same-week appointments

Ideal for

Properties with damp that keeps returning despite previous treatment, or where the source of moisture isn’t obvious.

Key benefits

Identifies the actual moisture source Distinguishes condensation from penetrating damp Prevents mould treatment failing again

What this service includes

Damp and moisture problems come in several distinct forms — condensation, penetrating damp, rising damp, and moisture from leaks or building defects — and each one needs a different fix. Treating mould without correctly identifying which of these is actually driving it is one of the most common reasons remediation doesn’t hold, which is why this investigation exists as a dedicated service rather than a quick add-on to a survey.

We assess the building fabric, ventilation, heating patterns, and moisture readings across affected areas to distinguish between these causes. Condensation, for example, often points to ventilation or heating issues rather than a structural problem, while penetrating damp usually traces back to a specific defect in the building envelope — a failed seal, damaged render, or a roofing issue — that needs repair alongside any mould treatment.

Where the cause isn’t visually obvious, we use moisture meters and, where useful, thermal imaging to pick up cold bridging and damp patterns that haven’t yet surfaced visibly. The investigation concludes with a clear explanation of what’s actually happening and what needs to change — whether that’s a repair, a ventilation improvement, or a change in how the property is heated and used.

This service is particularly useful if you’ve already tried treating visible mould and it’s come back, because it usually means the underlying moisture issue was never actually addressed.
